BUFFALO & ERIE COUNTY ASSESSMENT GUIDE
How NY Property Tax Appeals Work
Everything you need to know about New York Real Property Tax Law § 524, comparable sales evidence, timelines, and our no-win, no-fee representation with mandatory 7-day pre-charge notification.
1. Why is my 2026 Buffalo assessment too high?
The City of Buffalo values properties using mass-appraisal computer models across broad neighborhood groups. Under NY Real Property Tax Law § 305 and § 524, your assessment cannot exceed 100% of your home's true Full Market Value. If you recently purchased your home in an arm's-length sale for less than the City's assessment—or if similar homes on your street sold for less per square foot—you are legally entitled to a reduction.
2. Can a filing ever cause my assessment to go up?
No. Under New York State law and City of Buffalo Board of Assessment Review (BAR) rules, filing an administrative grievance (Form RP-524) can only lower or maintain your current assessment—the Board cannot raise your assessment in response to a grievance.
3. Do I have to attend a hearing in person?
No. Under NY RPTL § 524 Part Four, you designate SLSC Consulting LLC (WNY Property Tax Appeal) as your authorized representative, and we file your physical evidence packet in person for a paper review ("Non-Hearing") with the Board of Assessment Review at Buffalo City Hall. You never have to appear at City Hall.
4. How do you build the evidence packet?
Our valuation engine pulls official Erie County Clerk deed transfers and City of Buffalo assessment rolls to build a 6-page submission: (1) Official NY Form RP-524, (2) Your recorded arm's-length deed transfer (if purchased in 2024–2026 below assessment), and (3) An appraiser-style 3-Comparable Sales Adjustment Grid from your exact tax neighborhood adjusted for living area, bedrooms/bathrooms, and sale date.
5. How do the 12%, 15%, 20%, and 25% contingency tiers work?
There are zero upfront fees—if the Board of Assessment Review does not reduce your assessment, you owe $0.00. If we win a reduction:
• 12% Early-Bird + Stripe Auto-Pay (Prior to Dec 1 — Save Extra 3%): Provide a card now via Stripe Setup ($0 charged today) and pay only 12% of Year 1 tax savings if we win.
• 15% Early-Bird Invoiced Rate (Prior to Dec 1 — No Card Today): Submit prior to Dec 1 without a card on file and pay 15% of Year 1 savings by invoice after the reduction notice.
• 20% Standard Auto-Pay / 25% Invoiced (Dec 1 – Dec 28): 20% with a Stripe card on file or 25% if invoiced Net 30. You keep 100% of the savings in Year 2 and every year after.
6. What is the 7-Day Pre-Charge Notification Guarantee?
We never surprise-charge your card. When the City of Buffalo publishes the Final Assessment Roll on March 1, 2027, we first verify your official assessment reduction and email you a detailed Reduction & Pre-Charge Notice showing your old assessment, new reduced assessment, verified Year 1 tax savings, and exact contingency fee at least 7 full calendar days before collecting any automatic Stripe payment.
